Burlington Home Prices DROP But Unit Sales Go UP!

Burlington Real Estate market takes a dive in average sale prices but sales continue to grow.

The average home price in September was $501,650. Yup… We actually broke the $500,000 mark. Then in October the average home price dropped down to $469,478.

Does this mean prices will keep going down? My prediction?… No. What we’re looking at is only a snapshot of each month. The fact that the average home price dropped in Burlington only means that more lower prices homes sold in October vs September bringing the average price down. This is quite normal.

If you review average prices in 2012, you will notice prices go up and down each month like the stock market. That’s normal.

October

  • October 2013:
    326 homes were listed, 268 homes sold, 40 homes did not sell, $469,478 was average price
  • October 2012:
    348 homes were listed, 243 homes sold, 46 homes did not sell, $462,862 was average price

September

  • September 2013:
    421 homes were listed, 256 homes sold, 48 homes did not sell, $501,650 was average price
  • September 2012:
    378 homes were listed, 204 homes sold, 48 homes did not sell, $439,886 was average price

August

  • August 2013:
    355 homes were listed, 273 homes sold, 49 homes did not sell, $488,823 was average price
  • August 2012:
    277 homes were listed, 242 homes sold, 36 homes did not sell, $464,335 was average price

July

  • July 2013:
    389 homes were listed, 306 homes sold, 37 homes did not sell, $496,928 was average price
  • July 2012:
